Web maintainence/creation contract - 4/16/2003 11:48:46   
Hello:
My company is in the preliminary stages of contracting with a real estate firm that specializes in rental property. They want me to re-do their current site (and are happy to pay for it), then maintain it (again, happy to pay). They also want me to create web sites for their clients, whom they will refer to me. Of course they want a slice of that pie, and I' m happy to pay them something for getting me new business.

My question: How much commission should I pay them? and should the commission be only on the original project but not on updates?

Any one have experience or thoughts about this?

I have two really good sales people and I pay them 20% of the original project, not on maintenance. The minimum sale I accept through them is $1,000. This arrangement works quite nicely for all of us.

Thanks for that reply. I had figured between 15 and 20 % would be about right. That' s a great tip on the minimum of $1,000.

Are your sales staff full time or is it something they do when the opportunity presents itself?

They are part time, commission only. I provide them with credit cards for their expenses and provide business cards. BTW they' ve never charged more than a lunch with a client and matierials at office depot. Considering how productive they are I have no problems with that. I am planning on giving them Christmas bonuses this year too. I think the key is the high level of trust I have in these guys, and my gratitude that they are successful doing something I find difficult to do!

You are quite fortunate to have them, I think.

I am terrible at marketing myself and my company and really need help with it. I hope to find people like you have to relieve me of that burden.

You' d be surprised who you might know that would be good at marketing you. My guys are just a few years out of college and are ready to go out and earn serious money. One is in sales and the other works in a brokerage. They have good contacts to begin with, but also are professional and are used to talking with people and not being intimidated.

I do some marketing myself, I don' t advertise, but I do volunteer as an instructor and a speaker, and write computer type articles for non-computer type publications. Stuff that makes me appear knowledgable. [:p] And I get paid for many of them. :)

Here' s another thought - Sometimes I know of a professional conference in town, and I' ll get some brochures and biz cards over there and offer a door prize of a free one year domain name registration. It costs $8.95, can be written off, and every winner has turned into a design job for me.

Go get ' em. There' s a lot of work out there now that small businesses are realizing that you have to have a website and email on your own domain to appear professional, just like a few years ago you had to have a fax machine!
