Irritating isn't it !

I usually find it's because I've not closed a tag properly somewhere so the <> gets read as text and displayed as such.

Or else the <> has come in on a paste - find line 286 (or thereabouts) in your code and delete the stray <>

Well Spotted Caz - it's line 309 if the page is opened in dreamweaver:

<div style="margin-left:10px; margin-top:26px; width:296px; height:106px; background-image:url(images/banner1.jpg) ">
<div style="margin-top:17px; margin-right:16px " align="right"><img src="images/txt2.jpg" /></div>
<div class="p" style="margin-top:5px; margin-left:148px ">NEW Homes <br />
in Polis Area </div>
<div class="p" style="margin-left:148px; margin-top:6px "><img src="images/dot_green.jpg" align="absmiddle" style="margin-right:5px " /><strong><a href="/villas/villas.php" style="color:#FF3C00 ">read
more</a></strong></div>
</div></td>
<> Here are the offending tags in your code <td width="447" height="353" alt="" valign="top">
<div style="width:446px; height:225px; background-image:url(images/px.jpg) ">
